Resolve to Enhance Your Home in 2016

New Year’s resolutions are usually focused on personal goals, such as losing weight, quitting smoking or another bad habit, spending more time with family, and so on. Gym memberships always spike in January, but as time goes on, most people forget about their resolve to get in better shape; it’s not uncommon for gym visits to be a thing of the past by February.

As 2016 begins, we at Authentic Designs & Remodeling, Inc. suggest you think about making resolutions that are broader in scope — and certainly likely to last for the long term. Consider enhancing some aspect of your home this year, a decision that will pay dividends in two ways: pleasing your family and friends, and adding to the value of your property.

Here are a just a few home improvements to contemplate:

Add a new room, several new rooms or a new second story.

Update your kitchen with a functional new layout, new custom cabinetry and/or new appliances.

Add a new bathroom or update your current bathrooms.

Put in an outdoor spa.

Build an in-home gym.

Construct a guesthouse.

Most of these projects aren’t time sensitive, but here’s one that is: creating a new outdoor living space. If you want your “playground” to be ready for the prime outdoor season —the summer — you really need to get things going right now.

When you think about home improvement resolutions, it’s most important to make changes or additions that will enhance your lifestyle. If moving is not on the horizon, be sure what you choose to do is something your family will use and enjoy.

Of course, you may want to know which home enhancements will provide the most bang for your buck when it does come time to sell. According to an article on HGTV.com, sure-fire investments are remodeling kitchens and bathrooms. San Diego is one of the markets with triple-digit returns on bathroom remodels, and minor kitchen remodels have outstanding ROIs as well; the article cited a case where a $17,928 investment netted $27,000 when the home was sold.

Adding more space to a home can also be a good investment, as according to the National Association of Realtors, every 1,000 square feet added; boosts the sale price by over 30%. As far as bells and whistles go — like theater rooms, gyms and spas — it’s more important to ensure the additions make you happy rather than considering the resale implications somewhere down the line.
